Rectangle specializes in industrial assets located in the best submarkets in select cities across the western and sunbelt regions.  This purpose-driven focus allows us to uncover value via our deep network of local relationships, intimate familiarity with our target markets, and true understanding of each submarket’s tenant mix and needs.

ASSETS WITH LASTING DEMAND

Infill, functional buildings with standard layouts and reusable finishes to curtail long-term capital requirements and maximize tenant appeal 

  • Shallow-bay (240’ depth or less)
  • Ideally 22’ clear height or higher
  • Infill, last-mile
  • Highly functional (Class A or Class B)
  • 1990 or newer, or select older assets with redevelopment opportunities

PRIORITIZE VALUE WITH UPSIDE

  • Deal Sizes: $5M – $25M for individual assets (or larger for portfolio acquisitions)
  • WALT: Minimum 2 years, ideally 3 – 5
  • Value Dynamics: Mark-to-market rent opportunity, assets pricing below replacement cost

Our management style is based on a “boots on the ground” approach focusing on improving the long-term quality of our properties and tenant retention. Our seasoned, well-rounded staff is committed to our tenants needs and keeping them at ease. Drawing on our expertise and background in construction with businesses managing multiple trades, all properties are overseen with a systematic approach to control operating costs through preventative maintenance and ongoing capital improvements.

Asset Management

Rectangle is committed to keeping concepts simple, while maintaining thorough property and investment oversight by utilizing top of the line accounting and analytical software to automate processes, increase efficiency and drive value. Our new and existing assets go through head-to-toe financial analysis to vet all avenues where value can be created and risk factors mitigated. Detailed business plans are implemented to optimize each property’s value. Proper debt and equity capitalization of our investment assets is constantly evaluated to ensure capital is readily available to undertake any necessary improvements to capture value.
