- Ideally 22’ clear height or higher

- 1990 or newer, or select older assets with redevelopment opportunities

- Deal Sizes: $5M – $25M for individual assets (or larger for portfolio acquisitions)
- WALT: Minimum 2 years, ideally 3 – 5
- Value Dynamics: Mark-to-market rent opportunity, assets pricing below replacement cost
